Types of Conservation Easements

Fee simple. In these transactions the ownership of the land changes hands. Often any residential building will be subdivided under rules applicable only to the County and sold off, or leased out.

Restrictive. No ownership change is involved but the conservation easement is held by the County (or other recognized entity) in exchange for real value.

Income tax credit. In Colorado landowners can apply for a tax credit in exchange for some value of conservation easement.
