The Boulder County real estate market of 2024 demonstrated stability throughout the year. In November 2024, the median sale price of a home was $722,000, reflecting a 4.6% increase compared to the same period last year. This slow but steady appreciation points to the enduring desirability of our region.
However, the market has not been without its challenges, driven largely by interest rates perceived to be high. The average days on the market for homes increased to 67 days in November, up from 54 days the previous year, indicating a more deliberate pace in buyer decision-making. Additionally, while home prices have risen, the number of homes sold remained consistent year-over-year, with approximately 290 homes sold in November both in 2023 and 2024.
Reflecting on Boulder County’s real estate market in 2024, the farm and ranch real estate market showcased some unique trends. While overall home sales saw slight shifts, rural properties continued to draw interest from buyers looking for larger parcels and agricultural opportunities. We noticed that demand for these properties held steady with many buyers valuing the long-term potential of land in Boulder County. For farm and ranch properties, factors such as land size, soil topography, water rights, and agricultural potential remain key influences to buyer interest and property valuations.
