Description

9849 Isabelle Road is a turn-key commercial greenhouse operation in Boulder County, conveniently located for the Boulder and Denver markets and positioned to take in back range views. The 32-acre property is built out with approximately 40,000 sq ft of greenhouses, which are supported by approximately 8,000 sq ft in a laboratory building, a water treatment plant, and handling and garage facilities. A 935 sq ft, steel-sided mechanical building is used to house and maintain the mechanical equipment. All buildings have been renovated, including new cladding to the hoop houses, with the exception of one which is used for summer crops grown under direct sunlight. Fans, air ducts, gas heaters, and evaporative coolers are all part of the controlled operation. Irrigation can be by overhead sprays or drip, depending on crop type. In the water plant, six 1000-gallon tanks are used to store water after it has passed through an RO filter and re-ionizing system. The setup includes the possibility of fertilizing each greenhouse individually. An extra tank and pump provide backup in the event of a failure. Water is from an existing well, enhanced in summer by 27 shares of Leyner-Cottonwood ditch which has been used on the 25-acre field, 5.5 acres of which was used for intensive crop production under this development, and the balance for a hay crop. A commercial gas tap is included in the sale. An attractive, refurbished wooden barn provides extra storage. The farmhouse was originally built in 1910 and has been renovated into a 3-bedroom, 1,700 square foot building with 2 main-level bedrooms and bathrooms, a covered porch, living and utility space and a large eat-in kitchen.
